When buying a building, discuss all the details in detail: what floor, the presence of outbuildings, terraces, basement, etc. Having no specifics in the contract, in the future it may turn out that the seller was not going to sell you an attic or an outbuilding. Or it may happen that you will be charged money for parking or passage to your own house through supposedly someone else's territory. Conflicts will arise and you will have to sell the house at a bargain price in order not to participate in them;
Keep in mind that the winters in the country are cold. Pay special attention to the quality of the building, its thermal insulation and at the same time sound insulation. Houses with poor thermal insulation are cheaper in Andorra.
Conducting a purchase and sale transaction.
When an agreement on a transaction has been reached between the two parties, the buyer, through his intermediary, transfers a deposit of 10% of the value of the object he is buying to the seller's account in a local bank. It is a compensation in case the buyer refuses to purchase housing. After the transaction is completed, this amount will be refunded to the buyer.
At the same time, a foreign citizen must write an application for permission to purchase a real estate object to the authorities. In it, he must indicate for what purpose the housing is being purchased and all its parameters. The cost of paying for such a permit ranges from 103 to 190 euros. After receiving it, the seller, together with the buyer, goes to the notary office, where the contract for the transfer of the title – Escriptura Publica is drawn up and signed.
The contract is signed by a notary, who carefully checks the documents and is fully responsible for the compliance of the transaction with the current legislation. The buyer must then transfer the money and receive the keys to the house from the seller. The documents are processed within one to two months.
